Sweet Camellia RV Park Policies

ALL POLICIES MUST BE SIGNED ELECTRONICALLY PRIOR TO CHECKING IN.

Site & Stay Essentials

Check In/Check Out: Check-in: 12:00 PM, Check-out: 11:00 AM. Failure to vacate may result in an additional day's rent charge.
Rates: $75/Day, $200/Week, $650/Month
Deposit: $100 non-refundable deposit is required to secure reservation.
Speed Limit: 5 MPH at all times throughout the park.
RV Unit: Maximum of one (1) traditional, factory-built RV in good repair per site. Tents and modular vehicles are prohibited.
Vehicles: Maximum of two (2) personal vehicles per site. All vehicles must be fully operational and street-legal.
Parking Prohibited Areas: Do not park on adjacent sites, common areas, or park roadways. Vehicles are NOT permitted to park on the RV pads. Unauthorized vehicles are subject to immediate towing at the owner's expense.
Quiet Time: 08:00 PM to 8:00 AM daily. Guests must minimize all noise and avoid disturbing others.
Occupancy: Base rate covers two adults (18+). Total occupancy cannot exceed six (6) persons. Fees apply for additional overnight guests.
Nuisance: Guests must not create any nuisance or conduct any activity that disturbs the quiet enjoyment of other guests, as determined by Management.

RV Condition: Units must be self-contained. Sewer hoses must be properly sealed, maintained, and supported/elevated off the ground.
Leaks/Spills: Guests are solely responsible for repairing water leaks downstream of the hose bib and immediately cleaning up any sewage spills within 24 hours of notification. A daily penalty fee applies for unaddressed issues.
Generators: Use is strictly limited to periods when Sweet Camellia RV's power is de-energized (power outage).
Tampering: Any attempt to tamper with, modify, repair, or illegally connect to park utilities (electrical, water, sewer) is grounds for immediate eviction and potential criminal charges. Please notify Management if repairs or maintenance is needed.
Washing Fee: RV washing is permitted only after paying a $20.00 fee per occurrence.

Control: Pets must be kept on a leash at all times when outside the RV and must be under the owner's control.
Cleanup: Owners must immediately clean up and properly dispose of all pet waste.
Unattended: Pets must never be left outside the RV unattended. Violations may result in the pet's removal.
Prohibited Areas: Pets are not allowed in any park buildings (Laundry, Bathrooms, etc.).
Responsibility: Guests are fully and solely responsible for their pet's behavior, actions, damages, and cleanup. Nuisance animals are not allowed (excessive barking, viscous, dangerous).

Site Cleanliness: Sites must be kept clean and orderly at all times, as determined solely by Management.
Household Trash: Must be bagged and securely tied and placed inside the dumpsters near the entrance. Leaving trash outside campers is prohibited.
Prohibited Disposal: It is strictly forbidden to dispose of or stage bulky items (furniture, mattresses, electronics, appliances, construction debris), tires, batteries, fluids, paints, or hazardous materials in, beside, or around the dumpsters.
Illegal Disposal Fee: Violation of the prohibited disposal rule will result in an immediate, non-negotiable $150.00 violation fee per occurrence.

Waiver of Claims: Guests agree to use park facilities and premises at their own risk and waive all claims against Sweet Camellia RV for damage or injury not directly caused by the Park's gross negligence.
Indemnification: Guests agree to defend and hold the Park harmless from any claims, liabilities, or damages arising from the Guest's activity, pet, or party.
Acts of God: Sweet Camellia RV is not liable for loss, damage, or injury caused by Acts of God or events beyond our reasonable control.
Management Rights: Management reserves the absolute right to interpret, modify, or add to these rules at any time and to remove any camper, vehicle, or guest for non-compliance immediately and without refund.
Payment Terms: Rent is due on the 1st of the month. A late fee of $25/day will be charged after the 3rd of the month. Late rent payment of 7 days or more will require the tenant to vacate the premises immediately. Failure to vacate may lead to law enforcement involvement.
